Whether you’re looking to buy your first home or refinance your mortgage, a fixed-rate mortgage loan from Points West Community Bank offers stability and peace of mind. With our locally based team, we offer competitive fixed rates to help homeowners across Colorado, Nebraska, and Wyoming budget with confidence and avoid surprises. We make your home-financing journey as easy and dependable as possible.
Why Choose a Fixed Rate Mortgage?
The reason fixed-rate mortgages are so popular is because you can lock in your interest rate for the life of the loan. This offers predictable monthly mortgage payments, which makes them ideal for long-term homeowners. It also allows for easier long-term forecasting of your family’s budget. Our competitive low fixed mortgage rates are available through our brokered network, which means that even if market interest rates increase, the interest on your own mortgage will not change.
Fixed Rate vs. Adjustable-Rate Home Loans
Adjustable-rate mortgages (ARMs) typically offer a lower introductory interest rate that’s set for the first few years, which could be from three to 10 years. When that introductory period ends, the interest rate will fluctuate depending on market conditions. This makes ARMs something of a gamble, as there’s no telling what the interest rate environment will be in the future. Economic conditions, Federal Reserve activity, and the bond market all play a role in determining mortgage rates. With a fixed-rate home loan, the interest rate does not change at any time. How to Apply for a Fixed Rate Mortgage
When you apply for a fixed-rate mortgage with Points West Community Bank, we help simplify the process so you can find your dream home with less stress!
1. Become Pre-Qualified
Our mortgage pre-qualification process gives you an estimate of how much you could borrow and the interest rate you would receive. You can meet with one of our mortgage lenders who will examine your financial documents and explain the process. If you’re ready, you can also apply online or call us at (970) 541-2520.
2. Choose the Best Loan Option
You might choose a 30-year mortgage with lower monthly payments, or a 10-year mortgage to pay your loan off more quickly.
3. Submit Documentation
This is when you officially apply for a fixed-rate mortgage and receive a letter of preapproval that indicates how much you can borrow. You can show this letter to realtors and home sellers to show that you’re serious about buying a home. Some realtors will not show a property without a preapproval letter.
4. Close with Confidence
After someone accepts your bid, you will move to the closing phase. The property will be inspected by an appraiser to confirm its market value, and you may want an additional inspection to look for structural or electrical issues. There will be a title search to confirm who owns the property.
5. Enjoy Your New Home
At closing, you’ll do a final walkthrough of the home to make sure it’s in good condition, sign your mortgage documents and other paperwork to transfer the property and receive the keys to your new home. It’s that easy!
